Why Cottonwood Village? 
Allow us to list a few of the reasons that Cottonwood Village has proven popular with the businesses we partner with, as follows: 
  • According to the City of Casa Grande, there are approximately 38,000 vehicles per day on Cottonwood and Trekell, and they tell us that it's the busiest intersection in the city. It also happens to be in the middle of the residential developments (check out the Google Maps satellite view). This central location is underserved. In the past 7 years, 3 businesses have moved from Florence Blvd locations to this center. 
  • There is excellent visibility from the street (many retail spaces in Casa Grande are set far back from the street), and we are directly across from the popular Safeway property where a new drive-thru coffee shop and a new car wash have been approved, which would businesses here even more exposure. 
  • We offer an excellent mix of business types in the center that can help drive business.
  • The building is modern, with ample parking, good lighting, an exterior security camera system, and the property is well-maintained. 
  • We are one of the few centers in the region that does not charge NNN, meaning that you know in advance what you will be paying for. When comparing rates, be sure to determine whether the center has NNN cost, and if so, get an estimate for what that runs. NNN rates are based upon actual expenses as incurred by the owner, so with inflation that can hurt because the expenses can increase over and above a typical annual rent increase for base rent. Our approach locks you in and you know exactly what you are paying for. Our annual increases are typically 3%.                    
  • We love supporting our business owners, and adding value by helping to subsidize optional promotional mailers and in other ways.
