Why Cottonwood Village?

Visibility, Traffic, Centrality, and Growth

Cottonwood Village sits at one of the busiest intersections in Casa Grande—Cottonwood and Trekell—where over 45,700 vehicles pass daily. Many retail spaces in Casa Grande are set far back from the road, but Cottonwood Village offers excellent street-front visibility. The city previously identified this as the busiest intersection in town. We are also located in the heart of surrounding residential, whereas much of the commercial along Florence Blvd is situated to one side of the residential. It’s no surprise that three businesses have relocated from Florence Blvd to Cottonwood Village in the past seven years!
The city of Casa Grande and Pinal County have both experienced explosive population growth over recent years, and some of the industries that have moved here have made national and international news.

No NNN Fees = Transparent, Predictable Pricing

We are one of the few centers in the region that does not charge NNN fees. This means you know exactly what your monthly cost will be.
Other properties charge NNN based on expenses incurred by ownership. With inflation, these costs can rise rapidly—sometimes exceeding a typical annual base-rent increase. Our approach gives you predictability and stability. Annual rental amount increases are typically 3%, ensuring long-term affordability.
